How much does a short-term rental actually earn in Johannesburg and Pretoria? We looked at the latest public market data, covering August 2025 to July 2026, for the areas where most of our owners’ homes are. Here’s what the typical listing earns, and how far above that the best ones go.

The average hides the story

The averages look modest because most listings are booked fewer than a third of nights. The spread is wide. In Randburg, a quarter of listings are booked more than half the nights and the top 10% more than 73%. In Sandton the top 10% pass 72%, and in Rosebank 76%.

The difference between the median and the top tier usually isn’t location. It’s the things owners control:

  • Pricing that changes with demand, instead of one fixed rate.
  • Photos and listing copy that sell the home, not just show it.
  • Response time and reviews. Platforms rank fast, well-reviewed hosts higher.
  • Guest-ready basics: backup power, fast Wi-Fi, secure parking, spotless cleans.

Homes managed by Stayease averaged 66% occupancy from July to September 2026, in the top tier of their markets.

When it’s busy
