The spread is wide. In Randburg, a quarter of listings are booked more than half the nights and the top 10% more than 73%. In Sandton the top 10% pass 72%, and in Rosebank 76%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The difference between the median and the top tier usually isn&#8217;t location. It&#8217;s the things owners control:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Pricing<\/strong> that changes with demand, instead of one fixed rate.<\/li>\n\n<li><strong>Photos and listing copy<\/strong> that sell the home, not just show it.<\/li>\n\n<li><strong>Response time and reviews.<\/strong> Platforms rank fast, well-reviewed hosts higher.<\/li>\n\n<li><strong>Guest-ready basics:<\/strong> backup power, fast Wi-Fi, secure parking, spotless cleans.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Homes managed by Stayease averaged 66% occupancy from July to September 2026, in the top tier of their markets.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">When it&#8217;s busy<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Across Gauteng, December is the strongest month and mid-winter (June and July) the quietest, with March to May also strong in the business districts.
